Pricing a home is more complex than you may think.  If you want to sell your home, then you must price it to sell.  Many sellers make the mistake of overpricing their homes to "test" the market.  The market is what it is.  As much as we would like to think that we could manipulate the market, the bottom line is that there is a big difference between having your home "on the market" and "in the market".  Only homes priced within the market will sell.
